Commercial steel framing and PEMB erection in Idaho

Stalcup Construction is licensed in Idaho and builds across the state, from the Treasure Valley out along the I-84 corridor to Idaho Falls and the Panhandle. We frame in cold-formed steel and erect pre-engineered buildings, mostly storage facilities, warehouses and industrial shells.

In short

Growth outrunning the building stock.

Stalcup Construction is a licensed commercial steel contractor framing and erecting across Idaho. Treasure Valley growth is outrunning the industrial and storage building stock that serves it, and storage, warehouse and small-bay industrial shells are the buildings most in demand.

Idaho sits a straight run east of the Bend shop, closer to it than most of the eight states we work in.

Licensing

Licensed and insured in Idaho.

Stalcup Construction is registered to contract in Idaho and carries insurance for commercial work in the state. Idaho is one of eight states we work in. Idaho issues contractor registration rather than a license, through the Contractors Board under the Division of Occupational and Professional Licenses, and it is verifiable there under the company name.

Both services

Both services, across Idaho.

Framing

Cold-formed steel framing

Light gauge and load-bearing steel framing, put up by our own crews. In Idaho that most often means storage units and interior framing inside small-bay industrial buildings going up faster than they lease.

Erection

PEMB steel buildings

Clear-span pre-engineered buildings, erected by our own crews. Warehouse and flex shells along the I-84 corridor, storage facilities at the edges of the valley, and shop space for owners building direct.

What Idaho is building

A fab does not just build a fab.

Micron is the dominant economic event in the state

The company's expansion in southeast Boise brings leading-edge fabrication and thousands of jobs to Ada County. A fab does not just build a fab. It pulls in suppliers, logistics operators and service businesses, and every one of them needs a building to work out of.

Meridian is where the new development is landing

Large mixed-use and industrial projects are breaking ground along the Ten Mile corridor, pairing retail with substantial industrial space behind it. Development is also pushing east along I-84 toward Simco Road, out past where the valley used to stop.

Small-bay industrial is leasing faster than it is being built

Across Boise, Meridian and Nampa. That is the clearest signal in the state for clear-span shell work, and it is the kind of building that goes up quickly enough to catch a market while it is still moving.

The storage market is mature in the core and open at the edges

Idaho has been among the stronger self-storage markets in the Mountain West for several years, and the Boise, Meridian and Nampa trade areas are now tight. New storage is moving to the edges and to the secondary markets: Idaho Falls, Coeur d'Alene, Twin Falls.

A developer looking at a core Treasure Valley storage site in 2026 is looking at a harder proposition than one who looked three years ago, and a contractor who tells you otherwise is selling.

What it needs built

What Idaho needs built.

Small-bay industrial

Leasing outpaces delivery across Boise, Meridian and Nampa, which makes a clear-span shell that goes up quickly the single most useful building in the state.

Supplier and logistics

Semiconductor expansion pulls in suppliers and service operators, and every one of them needs a building close enough to the fab to actually be useful.

Edge-market storage

The core Treasure Valley trade areas are close to saturated, so new builds are now landing at the valley edges and out in the secondary markets instead.

Why Stalcup in Idaho

Crews mobilize and stay.

We are licensed in the state, so there is no registration delay before we can bid.

One contractor erects the shell and frames the units inside it. On a small-bay industrial or storage build that removes a subcontract from a schedule already competing with every other project chasing the same trades in a hot market. When everyone is busy, the thing that slips is the handoff between two subs, and the fix is not having one.

Idaho is also a straight run east from Central Oregon, closer to our shop than most of the states we work in. Crews mobilize and stay on site rather than commuting across the valley every morning with everyone else.

Josh Stalcup's read on the state is not from a market report. Our crews have worked it: Idaho is booming, and it has been for a while.

Owners and developers who hire direct

We erect buildings, we do not sell kits.

Not every project comes through a general contractor. We build direct for owners and developers across Idaho: shop space, storage, warehouse buildings, and industrial shells for operators who would rather deal with the people doing the work.

That work starts around $50,000 once crews are traveling to the site. Below that number, mobilizing costs more than the job is worth and we will say so.

The important distinction, and it is the one that separates us from most of what you will find searching for a steel building in Idaho: we erect buildings, we do not sell kits. A kit arrives on a truck and leaves you to find someone to put it up. We are the people who put it up, and on most jobs we are also the people who frame what goes inside it.

Frequently asked questions

Four about this state.

Do you work outside the Treasure Valley?
Yes, and increasingly that is where the work is. We build in the Magic Valley around Twin Falls, in Idaho Falls and Pocatello in the east, and up in the Panhandle around Coeur d'Alene. That matters for storage in particular, because the core Boise, Meridian and Nampa trade areas are tight and new facilities are being developed at the valley edges and in the secondary markets instead.
Is there still room for new self-storage in the Treasure Valley?
The honest answer is that the core is tight and the edges are not. Boise, Meridian and Nampa have absorbed a lot of supply over the past several years and the obvious sites are largely taken. What is still open is the edge of the valley and the secondary markets, Idaho Falls and Coeur d'Alene among them. A site-specific demand read matters far more here than any statewide trend, and anyone telling you the whole state is wide open has not looked recently.
How quickly can you start an Idaho project?
It depends on what is already running and on the lead time for your steel, which on a pre-engineered building often sets the schedule more than crew availability does. Rather than quote a mobilization time we might miss, we would rather look at your schedule and tell you honestly whether we can hit it. If we cannot, you will hear that early enough to call someone else.
Do you build warehouse and industrial shells as well as storage?
Yes. Clear-span pre-engineered buildings for warehouse, distribution, flex and small-bay industrial are a growing share of what we erect, and in Idaho specifically that is where the demand signal is strongest. The same crews that put up a storage facility put up a warehouse shell. See PEMB steel buildings for how those go together.
